Free introduction & living requirements

We start with a no-obligation meeting at the office where we discuss your housing needs and see what is possible in the current market. Financial insight is important, so we recommend a meeting with a mortgage advisor. After your agreement on the order confirmation and delivery of your data, we get to work. For fast communication, we create a WhatsApp group with two regular contacts who will guide you personally.

Active search and viewings

See an interesting property? Send us the link via WhatsApp, and we’ll schedule a viewing right away. We will visit the property with you and pay attention to things you might overlook. In doubt? Then feel free to schedule a second viewing. If you like the house, we start the negotiations. We go for the best deal and pay attention not only to the price, but also to conditions, completion date and resolutive clauses.

Negotiations & bidding

We negotiate on your behalf and secure the best deal. We look beyond the asking price; conditions, completion date and resolutive clauses are also crucial to a successful purchase. We make a valuation and contact the sales agent to get as much information as possible. It gets exciting because we are going to make an offer! We ask you to write a short piece about yourself, because the favor factor also plays a role.

Legal review, financing & purchasing

We first check all legal documents, such as the deed of sale and VvE regulations, so you can sign with confidence. Do you need an appraisal or architectural inspection? We’ll arrange it for you. Congratulations! The seller agrees! We first schedule a notary, appraisal and inspection. After signing and receiving the appraisal report, the mortgage broker can make the application. Cheers! You’ve bought your dream home!

5.

Completion & aftercare

When the financing reservation expires, we transfer the deposit (10% of the purchase price) or issue a bank guarantee. We explain to you exactly how this works. A week before the transfer, we get the deed of transfer from the notary and go through it together. During the final inspection we check that everything is in order. Then we supervise the key transfer and are available for advice on renovations, removals and property management.

You pay us in arrears at the notary as soon as you receive the key to the property.

It depends on your budget and the terms of your bid. If you bid without a financing condition, your bid is more likely to be accepted quickly. But don’t worry, we always advise you honestly on that. We don’t want you to take unnecessary risks if it’s not feasible.
